COVID-19's resurgence makes the university calendar unpredictable. In any case, you'll be grateful that in the midst of the pandemic we took the time to write about flat search. The task must occupy the whole summer until October. So, the time to publish this text is now.

How to search and find a flat successfully?

1. Avoid frauds: attention with bargains, advertisers who ask for money just for visiting the flat, those who can never show you the flat or of advertisements that are not 'naturally' writing in the language that is suposed that they want to write: the message have been translated with an automatic translator.

2. Where to look for a flat? In real estate portals such as: Idealista or Habitaclia. in These websites the precise location of the flat it is shown. Therefore you can know its distance from the university. By the way, at Finques Feliu we also have flats for you.

Thanks to the map you will be able to know the transports in the selected area, as well as the libraries and sports centres nearby. Applications such as Google maps, the transport app of the city where you live or go to study will locate you more and Street View can even show you the specific street where the house is located. Ideally, you should have references to the neighborhood where you will live. 

3. Calculate the monthly budget available for all expenses: rent is paid monthly and you cannot spent more than 33% on it. Keep in mind that before you enter the apartment you must pay the rental deposit, which is an amount that you pay but will be returned to you after the rent ends (as long as you have not broken anything inside the apartment).

4. Make sure that you have someone to guarantee you: it is likely that the deposit will represent a large amount to be paid. So you may need someone to commit to paying it if you don't, or to pay the deposit directly. 

5. Know your rights and obligations when you rent: It is worth noting that your rights include: negotiating the duration and amount to be paid in the rental contract, that the apartment is in perfect condition, or communicating any rent updates. Among the obligations you must pay the rent and the previous deposit, not to sublet the flat (or a part of it) to anyone and not to destroy it. 

6. What do we ask in Feliu to sign a rental contract with an owner who rents through us: here we make it clear. We always recommend signing a written contract so that everything is clear to everyone. The fact of using a written contract forces you to read it very carefully. 

7. Are the flatmates compatible with your way of being? It is very important to know oneself and to analyse if you will understand with whom you will share the apartment. In the end, you will share more than a roof over your head because you will have to share the housework. 

8. What happens if there is a change of tenants during the rental period? As you know, it is frequent that in student flats there are marches and entries of fellow tenants.  If this happens, it must be recorded in writing. The new tenant must also enter by paying his or her share of the rent with someone who can vouch for him or her. 

Additional observations:

1. Has anything changed on Feliu when visiting the apartments?: Yes, for the safety and well-being of everyone:

There can only be one person inside the flat. If a companion is coming, they must enter separately. 

Our commercial agent will wait at the landing and will follow up telematically after the visit, to avoid risks and minimize the time of contact and stay in the common rooms of the building.

Our commercial agent will have emergency protection material and hydroalcoholic ice, which will be provided to the client before the visit.

2. The most likely thing is that the house is in an owners' community: since you do not live alone, you cannot make excessive noise. In Barcelona there are three protected time slots: 

  7 AM to 9 PM:

Dining room/living room: no more than 35 db
Bedroom: no+ of 30 db
Kitchen and bathroom: no more than 40 db

 9 PM to 23 PM. :

Dining room/living room: no more than 35 db 
Bedroom: no more than 30 db
Kitchen and bathroom: no more than 40 db

Band 3: 11 PM. to 7 AM.:

Dining room/living room: no more than 30 db
Bedroom no more than 25 db
Kitchen and bathroom: no more than 30 db

3. We recommend delay parties with the virus active: as we told two weeks ago, keep in mind that you are in a community of owners with whom you always it's better to get along and make everyone comfortable.
